What this calculator adds beyond a basic EMI tool
A plain EMI calculator tells you the monthly instalment. A home loan usually runs for 15 to 30 years, so the questions that matter are different: how much does the processing fee add, what happens if I pay a bonus into the loan in year three, and how much sooner can I finish if I add a little every month? This page answers those directly. It builds the full repayment schedule month by month, applies your extra payments to principal, and shows both the original and the shortened loan.
The standard EMI formula is EMI = P x r x (1 + r)^n / ((1 + r)^n - 1), where P is the loan amount, r is the monthly rate (annual rate divided by 12 and by 100) and n is the number of months. Each month, interest equals the opening balance times r; the rest of the EMI repays principal.
A verified worked example
Take a loan of 50,00,000 at an example rate of 8.5% for 20 years (240 months) with a 1% processing fee. The EMI comes to 43,391.16. Over 240 payments the total interest is 54,13,878.80, and the fee is 50,000, so the all-in cost is 50,00,000 + 54,13,878.80 + 50,000 = 1,04,63,878.80.
Now add 5,000 extra every month. The loan finishes after 187 months instead of 240, which is 53 months sooner, and interest falls to 40,24,629.09, a saving of 13,89,249.71. Alternatively, a single prepayment of 5,00,000 made with the 36th EMI ends the loan after 199 months and saves 13,19,638.61 of interest. Early prepayment is powerful because interest in the first years is a large share of each EMI.
- Prepay early in the loan: the same rupee saves more interest in year 2 than in year 15.
- Check whether your loan type (floating or fixed) charges a prepayment penalty; the calculator does not assume one.
- If your rate changes, rerun the numbers with the new rate and your current outstanding balance.
Limits and privacy
The calculation assumes a fixed rate for the whole term, equal monthly periods, and that the one-time prepayment is paid together with the EMI of the month you enter. Floating-rate loans, moratorium periods, part-disbursement and pre-EMI interest are not modelled. Estimates only, not financial advice. Example values in the fields are not current market rates; always use the figures in your lender's sanction letter.

Frequently asked questions
Are the default numbers today's home loan rates?
No. The 8.5% rate, 1% fee and 20-year tenure are example values only. Home loan rates vary by lender, borrower profile, loan size and date, so enter the rate in your offer letter.
How does a prepayment save interest?
Each month interest is charged on the balance still owed. Paying principal early shrinks that balance immediately, so every later month's interest is smaller. Because your EMI stays the same here, the loan simply ends sooner.
Why might my bank's EMI differ by a few rupees?
Banks round the EMI, may count days instead of equal months, and can reset floating rates. This tool uses equal monthly periods and unrounded maths, so treat it as a close estimate.
